Many home owners will make renovations to their property with the idea that it will make their home more enjoyable and when it comes time to sell it will pay off. But those looking to sell should know that not all home-improvement projects will boost the value of a home.

Not long ago you’d look like a fool for buying real estate in Phoenix. Today, you’d be entitled to feel like a genius if you purchased devalued property back when every fourth home was in foreclosure.
How did one of the nation’s biggest real estate sinkholes become among the hottest real-estate markets? There are several answers. One, especially, might surprise you: Phoenix has developed a housing shortage, which is helping to drive up prices.

While most home buyers know that the sales price they agree to pay for their next home will impact how much their next monthly mortgage payment will be. I believe home buyers should pay as much, if not more, attention to their mortgage rate.

Despite the predictions of many who said a sudden spike in mortgage interest rates would dramatically decrease the demand for housing, home sales in the Phoenix area are not only still strong, they were actually higher during May and June of 2013 than they were during May and June of 2012!

Many of my clients are approaching me asking if they should modify or short sale. A year ago I would have said modifications are an urban legend. However, in 2013, the word “modification” may actually have some meaning. Mortgage modification is defined as a process where the terms of a mortgage are modified outside the original terms of the contract agreed to by the lender and borrower. That sounds simple enough, the trouble is finding a modification that (1) a borrower qualifies for and (2) makes financial sense.

Home prices are on a tear — up 10.9 percent in March, compared to one year ago, in the 20 big metro areas. The 10-city index was up 10.3 percent, and the national index was up 10.2 percent. For several months, the index has shown prices rising in all major cities in the country. That’s despite the fact that — with the exception of the stock market — no other sector of the economy is improving at this rate. Certainly wages and new-job creation aren’t on this kind of up-slope.
The last time home prices were rising at this rate was spring 2006. Soon after — in the summer of 2006 — home prices peaked, before they came crashing down.
